Rent & Rates
Rent is payable monthly by Direct Debit and is reviewed annually. Current rental charges are available on request. Rates are charged at the discretion of the Rates Authorities. Tenants are advised to contact the Rates Valuation Office.

Occupation
Occupancy is generally secured by a tenancy agreement, which can be terminated by the tenant giving one month's notice in writing.

Signage
Tenants may erect a sign outside the units by the pedestrian door in line with other unit signs. CEA can provide Coleraine tenants with a small uniform sign of the tenant can provide one of their own which should be no larger than 3ft x 2ft. Kilrea tenants will be provided with a small uniform sign, which is in keeping with the style of the buildings. At the Coleraine site's entrance, there is also signage for the whole site. New tenants are responsible for indicating to the Manager what company name they would like against their unit number and the Manager will make arrangements to have the sign printed at the Agency's expense.

Electricity
Three-phase electricity is supplied to each unit and metered directly by NIE. On completion of the Tenancy Agreement, tenants should contact the NIE to have the power in the unit connected.

Lighting
All units are fitted with fluorescent tubular lights. Additional lighting requirements are the responsibility of the tenants.

Power Points
All units are fitted with twin 13 amp socket outlets. Other power provision within the unit is the responsibility of the tenant and must be agreed with the Manager before installation.

Heating
All units at Coleraine are provided with a gas supply. Gas is provided from a central source and meters are read monthly and gas consumed charged to the tenant. Proposals for use of alternative forms of heating can be agreed with the Manager.

Water
Any tenant intending to use water, other than the normal requirements, must notify the Manager and arrangements will be made for this to be metered and charged separately.

Insurance
CEA insures the fabric of the building for fire and special perils. Tenants are required to arrange their own insurance cover for Public Liability, contents and such other insurance as may be required in respect of their business.

Fire Safety
Occupiers must ensure compliance with the Fire Authority Regulations.

Telephone
There is no central telephone system on either site and tenants should make their own arrangements to have a line installed if none exists already.

Hygiene
Tenants should keep their unit, particularly the area immediately outside the unit, clean and tidy. Waste constituting a health hazard must be removed immediately. CEA will be responsible for general cleaning of the communal areas.

Painting
Doors, fronts and shutters on all units are painted with the same colour to help maintain a neat and attractive working environment.

Security
All tenants are responsible for their own security and are advised to fit an alarm system for their own unit. CEA would further advise that tenants contact the RUC Crime Prevention Branch who will offer advice on security measures.
